One team for the lot — the 2am burst, the certificate the letting agent needs on Friday, and the bathroom you’ve been planning since last winter.

Everything below is work we do week in, week out. Not sure which column your problem is in? Ring and describe it — that’s usually quicker.
Emergency calls answered 24 hours a day, and landlord work booked round your dates.
In more detail
Water doesn’t wait for a working day. When a joint gives way the two things that matter are how fast somebody answers and whether they know what to do when they get there.
We take emergency calls round the clock across Keighley and the valley — bursts, pipes that let go as they thaw, leaks under sinks and baths, overflowing cisterns, seized stopcocks and heating gone in the middle of a cold snap. Damage stopped first, priced second, repaired third.
A large share of property round Keighley and up the Worth Valley is rented, and a good share of the rest is let out to visitors. Both run on dates that do not move.
We carry out and issue landlord gas safety certificates, service the boiler on the same visit to save a second access arrangement, and get the paperwork over to you the same day. Tell us the tenancy date or the gap between bookings and we will work to it rather than around it.
Gas Safe registered, so servicing, repairs, swaps and certificates all stay with us instead of being handed to somebody else’s diary.
We fit combi, system and heat-only boilers, plus unvented cylinders where a house genuinely needs stored hot water. In the bigger stone properties round here a combi is often the wrong answer — two bathrooms running at once will disappoint everybody — and we’ll say so before fitting one.
The obvious leaks are easy. The costly ones are quiet — a stain creeping across a ceiling, a meter that keeps ticking over, a cellar that smells damp when it never used to.
We trace it back to where it’s actually coming from rather than opening the nearest wall and hoping, then show you what has failed before we put it right.
New rads, vertical panels where the wall is narrow, traditional column radiators for period houses, and moves where the original was somewhere impractical.
If a room never warms up we’ll work out why properly — sludge, balancing, a stuck valve or a pump on its way out — rather than bleeding it and hoping for the best.
Blocked toilets, sinks that won’t empty, showers standing in water and waste pipes gurgling back at you.
Cleared, then we check the cause. A collapsed trap or a waste run laid to a poor fall will block again however many times it gets plunged, and it’s worth knowing which one you have.
FAQs
The certificate itself is issued on the visit and emailed to you the same day. Getting the visit booked depends on how busy we are, so give us as much notice before the tenancy date as you can.
We’re used to working with agents and to key collection arrangements. Just tell us who to contact and how access works when you book it in.
Often, and in older Keighley housing it’s one of the biggest improvements available. Whether it’s worth doing comes down to your incoming mains flow rate, which we measure before recommending anything.
Yes — installation and repair along with the expansion vessels and safety controls, plus conventional stored hot water systems.
Sheets down, rubbish out with us, surfaces wiped before we leave. It comes up in customer reviews more than anything else, which tells you it’s not an accident.
Yes, teed off the mains with an isolation valve inside so it can be drained down before the first frost.
